I've just completed a 3 year tenancy with Stonehouse, so thought I'd try to write a balanced review to help other prospective tenants.Pros:- The main pro is that I got my deposit back in full! This is what pushes this review to a 3 star. I'm really happy with Stonehouse for being fair in returning my full deposit without an issue.- The staff were friendly and usually got back to me quickly - I certainly didn't feel discouraged from reporting any issues.- They allowed me to enter into a 2 month rolling contract after my initial 12 month contract expired, which was really useful as I needed that flexibility.- When I let them know I had to move, they allowed me a shorter notice period. I really appreciated this!Cons:- Ahead of moving out, Stonehouse sent a bill for a final rent payment of several hundred pounds. However, per my calculations, Stonehouse actually owed me this amount. To their credit, Stonehouse promptly sorted this when I alerted them. Still, I can't help but wonder what would have happened if I doubted myself and just paid up...- The repair times were unacceptably slow. As a result of a leak from the flat above, lighting in my flat stopped working. It took over a month (with a lot of pushing from my side) for the lighting to be fixed. I paid rent in full for a flat without lighting, while other leak-related damages were still not repaired when I moved out 6 months later...- During flat inspections, I felt that issues were actively sought out. The point of a flat inspection should not be to comment on extremely minor cleaning/tidying points, which frankly are rather a natural result of living somewhere! - The flat inspections also seemed invasive. My privacy felt violated when photos of my own living space were sent back to me, with the aforementioned petty comments alongside them.- Workspeople would often come into the property without any notice or my consent. Although this didn't bother me that much, this was clearly not in line with my rights as a tenant.- People would also come in to do 'quotes' and 'works', with there being no noticeable change to the property, and no follow-up from Stonehouse afterwards. This just felt a bit odd, and made me worry about my deposit.
Not happy during the checkout as they took 370+ pounds from my deposit. Im glad that I disputed the amount with the adjucator and got 242 back. Would give 4 stars for the service but I will give 1 star as the checkout process was RIDICULOUS. Never had I gone through this process where I had to pay 370+ from the deposit.
Beware of this company. The flat was flooded during tenancy due to the main water pipe burst open inside the wall near the front door (it's a less-than-3-year-old modern building and insulation is good so no freezing in the building and it's a PVC pipe). Never sent any handyman to fix the wall which has been knocked open to fix the pipe. When moved out we have been charged cleaning for "dirty marks near the carpet" at the door of the bedroom close to entrance area (where the water flowed to and on to the living room). And with a move-out state shown in the photos attached, we have been charged "6 hrs" of cleaning.
Treated with suspicion for the entirety of the tenancy. Failed to make repairs to reported issues before attempting to charge us upon ending the tenancy. Used locksmiths that charge 120 in cash upon callout, charged to the tenant, when the issue was a faulty lock. I would rather compromise on quality than have to deal with them for a year, again. 96% of the deposit was kept for a modern flat that has been treated with care.Is it just a given that your deposit is not to be returned in full when signing up to Stonehouse?Edit: I have just read a string of recent 1 star reviews. Makes total sense.
Not long moved out a flat I leased with my girlfriend. Best I have experienced and I have leased flats UK and abroad. Everything was always dealt with by Lisa Campbell or Amy Mcleod quickly and professionally. When I moved out I arranged a cleaning company to give the place a once over before handing in keys and had no problem getting my deposit back. Would recommend and happily lease again.
